Our Pre-Construction Guide: Everything to Know Before You Engage a Builder
Thinking about a custom home, extension or period renovation in Melbourne's north or north-west? Our free Pre-Construction Guide walks through engagement pathways, what to expect, and how to choose the right builder. Download it here.
Before a single trade sets foot on site, before a contract is signed, even before final drawings exist, there's a whole stage of the process that shapes how the rest of your build goes. We call it pre-construction, and it's where most of the big decisions, and most of the confusion, actually happen.
So we put together a guide to walk you through it. Our Pre-Construction Guide covers exactly how we work with clients from that very first conversation through to breaking ground, and it's free to download.

Why Pre-Construction Matters More Than People Think
Most people researching a custom home, renovation or extension have questions long before they're ready to sign anything. How does a builder actually price a job? What's the difference between engaging a builder early versus bringing in your own architect first? How long does something like this realistically take?
We wrote this guide because we'd rather you go into that first meeting informed, whether that meeting is with us or with someone else entirely.
What's Inside
Meet the Team. Who you'd actually be working with, from your first enquiry through to the people running your site.
Our Engagement Pathways. A clear breakdown of Build Consultancy, our Design & Build Package, and the Two-Stage Fee Proposal, so you know which starting point suits your project.
Interior & Render Package. How we help you visualise finishes and spaces before anything is locked in.
Recent Builds. A look at real projects, including our Chipperfield Ave custom home on a steeply sloping site, and our work as the builder on Channel 9's The Block, 2022.
What to Expect. The practical realities of planning a build, including design team coordination, lead times on bespoke materials, planning and heritage overlays, and site-specific engineering.
Frequently Asked Questions. Straight answers on heritage overlay projects, typical project timelines, how many projects we run at once, imported materials and luxury brands, and what's covered after handover.
Communication & Next Steps. What happens after you reach out, ending with what we call a Build Briefing, our first proper conversation about your project.
What Sets Our Process Apart
We deliberately limit how many projects we run at once. It's not the fastest way to grow a building company, but it's the only way we know to guarantee the attention, timeline reliability and quality every client deserves. We also work extensively with heritage and period homes, and with architecturally complex sites, so if your project isn't straightforward, that's genuinely not a problem for us.

Frequently Asked Questions
Do I need my own architect, or can M.M Constructions design my home? Both are genuine options. Our Design & Build Package covers the design side in-house, or we're just as happy working alongside an architect or designer you've already engaged.
How long does a project like this typically take? It varies by scope, but most custom homes and larger renovations run 12 to 18 months from start to finish. Your Fee Proposal will set out an indicative timeline specific to your project.
How many projects do you take on at the same time? We deliberately cap the number of projects running concurrently. It means less flexibility on our start dates, but it's what lets us guarantee the attention and reliability every client on our books actually gets.
