If you've arrived at this page with a full set of architectural drawings in hand, you're in good company. A lot of our clients come to us this way, and it's a perfectly good place to start.
You may already have more than you think.
Many homeowners engage an architect or designer first. They work through concepts, council requirements and detailed drawings, and end up with a complete set of plans before they speak to a builder. The next question is usually "What is this actually going to cost?" We're always happy to help with that.
Early involvement is ideal, but it doesn't always work out that way.
We'll be upfront. We like to be involved as early as possible. Having a builder at the table during design can help with buildability, budget checks and sequencing, and it often avoids surprises later. But that isn't always how it pans out. Sometimes the architect was engaged years ago, sometimes the plans came with the property, and sometimes you simply weren't ready to talk to a builder until the design was locked in. Whatever the reason, it's not a problem. We regularly pick up projects at this stage and work through them with our clients.
Our Fee Proposal service.
If you come to us with a full set of architectural drawings, we offer a Fee Proposal service. It gives you an accurate, detailed quote based on your actual plans, not a rough guess or a per-square-metre estimate.
Here's how it works.
We start with our Builder's Range. The first proposal is based on our Builder's Range, a well-considered selection of quality products across fixtures, finishes and fittings. It gives us a solid, realistic baseline price for your project.
Then we tailor it to you. From that starting point, we revise the proposal together. You might want to upgrade a product, change a finish, add items that weren't in the original scope, or pull back in areas that matter less to you. The proposal evolves with you until it reflects the home you want.
We focus on your non-negotiables. Every project has a budget, and every client has must-haves. We work with you to identify the items you won't compromise on, then shape the rest of the proposal around them so the whole project sits comfortably within your budget.
An exciting stage of the build.
This is one of the most enjoyable parts of the process. Plans start to turn into real choices, and all of your final selections get made and locked in. Tiles, tapware, stone, flooring, cabinetry and more move from ideas on paper to decisions you can see and feel. We like to make this stage as easy and enjoyable as possible, including in-office meetings where you can go through samples with us in person.
