M.M Constructions is a boutique residential building company founded in 2007 by registered builder Mick Martin. We are based in Gisborne, Victoria and work across the Macedon Ranges and inner Melbourne.

Process and Getting Started
Our Design and Build Package is designed for exactly this situation. We bring the entire process under one team from day one, coordinating architecture, engineering and construction so your design is shaped around real construction costs and buildability from the outset.
If you have concept drawings and are working with an architect or engineer, our Build Consultancy service is the right starting point. If you have complete architectural and engineering drawings, we will proceed directly to our Two-Stage Fee Proposal process.
Yes. We charge a fee for the preparation of our Fixed Cost Proposal. This fee is fully credited towards your construction deposit should you proceed with us. This approach allows us to provide a detailed, accurate and reliable proposal rather than a rough estimate.
It is our structured pricing process for clients with full architectural and engineering drawings. We provide an initial cost assessment based on our inclusions, followed by a refined fixed price proposal once all selections and documentation are finalised. It provides early cost clarity while allowing time to properly refine all details before committing to construction.
A provisional sum is an allowance included in your proposal for items that cannot yet be precisely quoted, typically those dependent on final selections or site-specific conditions. These are clearly outlined in your proposal documentation.
Contracts and Permits
We use HIA building contracts, which are industry standard and tailored specifically to each project with all relevant details included.
We do. Casey manages all permit preparation, documentation, and liaison with our private building surveyor, local council, and water authority to ensure all regulatory requirements are met before work commences on-site.
Domestic building warranty insurance is a mandatory protection for homeowners undertaking residential building works. It must be in place before any work commences on-site and is arranged by us as part of the pre-construction process.
During the Build
You can expect regular phone and text check-ins from Mick, weekly progress updates and in-person meetings at the start and end of key project phases. Site visits are also scheduled as needed throughout the build.
Mick oversees all construction and is on-site almost every day. Casey manages all administration and client communication and is the go-to contact for finishes and selections. Alex Guy supervises daily site activity alongside Mick.
Yes, however, changes after contracts are signed are treated as variations and may impact both cost and timeframe. All variations are documented and approved before proceeding. Detailed upfront planning is the best way to minimise variations.
Yes. All residential building works are covered by domestic building warranty insurance, protecting the homeowner.
Payments are made in stages aligned with construction milestones: Deposit, Slab, Frame, Lock Up, Fix Out and Completion. Each stage is invoiced upon completion.
